Pre-Listing Preparation

•        Scheduling and Coordinating Contractors, Cleaners and Service  o i.e. Painters, Carpet Cleaners, Whole House Cleaning, HVAC Service, Plumbers

•        Changing Locks and Installing a Lockbox w/ new keys

•        New Photos, especially if any updates have been made since the last tenant

•        Walk-through and Final Inspection (if required by the City or County)

•        Help to price the property with Current Market Data

Listing the Property

•        Add the Listing to every major Rental Site and their syndicates o Rentals.com/Rent.com, Apartments.com, Zillow Rentals/HotPads, Craiglist

•        Print and Email Advertising Posted to surrounding Universities, Businesses and Real Estate Companies

•        Hosting Open Houses for perspective renters (if the property is vacant and interest is high)

•        Scheduling Personal Showings

•        Take Applications with Full Credit and Background Check, National Rental History

•        Creating the Rental Agreement to be signed by all renters and owner

During Lease Period

•        Main Point of Contact for all Tenants

•        On-call for all Owner and Tenant Inquires

•        Scheduling of all repair services o Invoicing of expenses incurred for repairs and services

o  If repair costs exceed the limit set by the Owner, we will reach out directly to the Owner to get confirmed prior to accepting any submitted bids

•        Monthly Updates to Owners of all activity at the property

•        Periodic Check-Ins with Tenants

30/60 Days Prior to End of Lease

•        Determine if Current Tenant has desire/intentions to extend lease o Run analysis for the Property’s location to help owners decide if the monthly rent amount could be raised or lowered for the next year     If tenant plans to move out: o Begin Marketing Campaign to find new Renters

o  Schedule Walk Through with current tenant 14 days prior to Move Out Date with Tenant to help determine what repairs should be made

o  Schedule all trades (noted in Pre-Listing Tasks)

o  Meet Tenants at Move Out to Collect all Keys, Complete Final Walk Through

o  Send Final Report to Owner to help determine how much the Security Deposit should be withheld 


Initial Cost to List Property and Find New Tenant

25% of 1st Month’s Rent (Renewed Lease: 10% + $100)

Operating and Administrative Costs

10% of Each Month’s Rent (Month 2-12)
